Houston overtakes Dallas as top market for new home sales

The Houston market surpassed Dallas as the top market for new home sales in June, a new HomesUSA.com report showed. The margin was thin: 24 homes.

New home sales for Houston in June hit a record 1,388 based on a 12-month rolling average, HomesUSA.com said. The company compiles a monthly index based on data from the Houston Association of Realtors and other multiple listing services in Texas. The local sales are up from 12-month rolling average of 1,379 in May.

The Dallas-Fort Worth market, which had been the state’s top market since December 2017, saw 1,364 sold homes in June.

“The resilience of Houston shines through in its housing numbers when you consider how strongly it has bounced back from the impact of Hurricane Harvey,” said Ben Caballero, owner of HomesUSA.com, in an announcement, “and Dallas-Ft. Worth new home sales market remains a juggernaut.”

While Houston area new home sale rose for a fifth-straight month, sales were down in Dallas and San Antonio and up marginally in Austin. Texas home sales across the four largest markets fell to 3,985 in June, down from 4,001 in May.

“While Texas builders are still enjoying a solid new home sales market, total sales are down slightly in June, and the drop in pending new home sales continues to cast a shadow over the prospects for Texas new home sales in the near future,” Caballero said.

Pending new home sales in Houston for June were 1,229 based on a 12-month rolling average. That compares with 1,316 pending sales in May.

In Houston, the average new home price for June was $358,810, down from $360,642 for May. That compares with $373,960 for Dallas/Fort Worth, $367,041 for Austin and $297,387 for San Antonio in June.
